Our Process

It’s a big step and Wayne Homes understands how confusing and stressful the whole process can be. We’re here to help you get through the process as smoothly and as informed as possible. Here are some basic steps to follow:

1. Select your homeplan and building site.
Meet with your Wayne Home New Home Consultant to discuss house size, floor plan options and needs that are specific to your circumstances. A Value List can be extremely beneficial when discussing your priorities. Ask your New Home Consultant.

2. Sit down with HomeLand Lending to get an idea of how much home you can afford.
HomeLand Lending is experienced and qualified in guiding you through the mortgage process. After talking with you, they’ll be able to determine how much home you can afford and what type of mortgage program would be best for you.

3. Secure your building site.
You’ll need to assure the availability of the home site you’ve chosen for your home. HomeLand Lending, our very own in-house lender, will help you complete the contract that will bind your building site and Wayne Homes contract together.  

4. Select your exterior and interior colors and make final changes.
Wayne Homes offers a wide variety of exterior and interior choices. From shingles to flooring. After you’ve made all your choices and reviewed your prints one final time, our Customer Consultant will finalize all your choices and create a final change order to include any upgrades or options you might have chosen. These final documents will be sent to HomeLand Lending so that they have the total purchase price of your new home.

5. Close your loan and start construction!
Once HomeLand Lending has received all your documents they can close your loan and you’re ready to start construction of your dream home!

6. Watch your home from the ground up!
This is the exciting part! Watching your home being built is truly a unique experience. Be sure to have your camera ready so that you can document each and every step of the way. Wayne Homes will receive “draws” as each phase of construction is completed.

7. The keys to your new home.
Once your new home is completed you will walk through the home with your Field Manager to make sure everything is just the way you want it. At the end of this process it’s time to review your warranty papers and finally, make sure your keys work in the locks!
