1. Talk it through.

Meet with your Wayne Homes New Home Consultant to discuss exactly what you want and need in a new home. Working with your New Home Consultant, create a Personal Value List, which will ensure that you get the right home at the best possible value.

2. Select your homeplan and building site.

With your Personal Value List all figured out, you’re ready to choose from our dozens of floor plans and our unlimited possibilities for customization. And if you haven’t yet found a suitable home site, we can help with that too.

3. Meet with your Lender.

Now it’s time to sit down with your preferred lender to determine exactly how much you can afford. Don’t have a lender? We have excellent working relationships with a number of reputable mortgage firms that are experienced with construction loans. Any of these lenders can help you find a mortgage that fits your situation.

4. Secure your building site.

You’ll need to assure the availability of the home site you’ve chosen for your home.Your lender will help you complete the contract that connects your building site to your Wayne Homes contract. 

5. Make final selections of colors and features.

Wayne Homes offers a wide variety of exterior and interior choices, from shingles to flooring. After you’ve made all your selections and given your blueprints a final review, your New Home Consultant will create a document that includes any upgrades or options you might have chosen. We’ll then send the blueprints, features list and total home price to your lender.

6. Close your loan and start construction!

Yea! You made it through the tough part (which wasn’t nearly as tough as you thought it was going to be). But now it’s time for the fun part

7. Watch your home from the ground up!

Get ready for a truly wonderful experience. Unlike some builders, we welcome you to drop by the building site any time to see how things are going. Be sure to bring a camera so you can document every step. And of course, feel free to stay in close touch with your Field Manager. Just so you know, Wayne Homes will receive “draws” from your lender to cover each phase of construction as it’s completed.

8. Put your key in the front door.

Once your new home is completed, you will walk through the home with your Field Manager to make sure everything is just the way you want it. Then it’s time to review your warranty papers and start bringing in the boxes.
