
From Vision to Reality: What to Expect at Your Pre-Construction Meeting
Building a custom home is a journey of a thousand details, and while the early stages are full of big dreams and Pinterest boards, there comes a moment when those dreams must come to life. After you’ve navigated your Lot Inspection and narrowed down your style at the Color Selection Meeting, it is time for one of the most important milestones in the Wayne Homes process: the Pre-Construction Meeting.
This meeting is the bridge between “what if” and “let’s do it.” Usually held at the Design Center on the same day as your Lot Inspection, this is where your vision is verified, your budget is refined, and your new home dreams become reality.

Preparation is Key: Your Pre-Construction Meeting Checklist
To ensure your Pre-Construction Meeting is a success, here is a “to-do” list for the weeks leading up to it:
- Communicate Changes Early: If you’re second-guessing a tile choice or a wall placement, tell your Design Consultant before the meeting. This gives them time to find solutions and pricing so the meeting stays on track.
- Finalize Site Bids: Bring those contractor quotes for your site related items such as driveway and utilities.
- Go Appliance Shopping: Bring the specific dimensions of the appliances you plan to buy. We need these to ensure your cabinetry and kitchen layout provide a perfect fit.
- Write It Down: Bring a list of every question you have, big or small. We want to cover it all!

Reuniting with Your Team
One of the best parts of the Pre-Construction Meeting is the familiar faces. You’ll sit down again with your Design Consultant, the expert who helped you navigate your color and finish choices. By this stage, you’ll feel very well acquainted.
The meeting kicks off with a debrief from your Field Manager. They bring the technical “boots on the ground” insights from your Lot Inspection. This ensures that the unique characteristics of your land—like the slope of the grade or the orientation to the street—are perfectly aligned with your home’s design.
For example, if the Lot Inspection confirmed your property can accommodate a basement walkout, your Design Consultant will update the contract right then and there. This gives you the immediate opportunity to add those extra windows or the sliding glass door that will turn your basement into a light-filled living space.

The Big Reveal: Your Preliminary Prints
For many homeowners, the highlight of the Pre-Construction Meeting is seeing their preliminary prints for the first time. These are your home’s blueprints drawn to scale by our CAD team, reflecting the customizations you’ve made so far.
Your Design Consultant will walk you through every square inch, including:
- The Exterior: Confirming rooflines, siding placement, and curb appeal.
- The Foundation: Reviewing the structural “bones” of the home.
- The Floor-by-Floor Layout: A deep dive into every room.
- The Details: We look at the “small” things that make a big difference, such as which way a door swings to ensure the flow of your home feels natural.
- Kitchen and Bath Layouts: Visualizing cabinetry placement and plumbing fixtures.
This is your final opportunity to make elective changes to the layout and design. Once you sign off at the end of this meeting, the plans are considered “locked,” so our CAD and Estimating teams can begin their work.

Navigating Homesite Allowances
Because Wayne Homes builds on your own property, there are certain site-related responsibilities that fall outside the cost of the house itself. To help you account for this, we build Homesite Allowances into your contract.
These are dedicated funds you can draw from to cover essential site work, such as:
- Installing a construction driveway.
- Clearing trees or brush.
- Connecting utilities (gas, electric, water/sewer, or well/septic).
To make the most of your Pre-Construction Meeting, we recommend obtaining bids from contractors prior to the day. This allows you to update your Homesite Allowances with realistic figures. We always suggest including a financial “cushion” for the unexpected. If you spend less than the allowance, the unused funds are credited back to your mortgage; however, because no funds can be added after your loan closes, it’s vital to have enough set aside from the start.

Crossing the Finish Line
By the time you stand up to leave the Design Center, you’ll have more than just a plan–you’ll have a clear path forward. You will walk away with:
- An updated contract ready for your bank loan process.
- The included electrical layout for your floorplan to help in planning for the electrical walkthrough during construction.
- Confirmed appliance dimensions for your final shopping trip.
Pro Tip: Don’t forget to take photos of your final design selections before you leave! It’s a wonderful way to keep the excitement alive while you wait for the ground to break.

With the Pre-Construction Meeting complete, you’ve officially finished the “design” phase. Next, your Production Administrator takes the lead. They are your guide to help you get ready for construction to start on your home—assisting with the bank process and permits, as well as coordinating with our CAD and Estimating teams to ensure the blueprints for your home are updated and every nail and board is accounted for.
