Best Homes for a Narrow Lot

Mark Twain famously said, “Buy land. They’re not making it any more.” As land becomes more and more scarce, it is likely that available lots will become narrower and smaller. If you live in, or are looking at buying land in a metropolitan area, then you have probably seen this. The further you get from populous areas, the lots can get bigger; however, in areas with lake frontage or specific views, lots can be very narrow.
There are many considerations for building on a narrow lot, but the most important are finding out the setback requirements based on your location.
Every municipality has their own restrictions. Usually there are setback requirements for the front, rear, and sides of the property. Setback requirements mean that the home needs to fit within a specific area on the lot and can’t be located within a specified distance from the street, neighboring property line, etc. If you have a corner lot, there are often unique requirements. For example, corner lots can often be treated as if they have two front yards–the front of the house and the side of the house at the perpendicular street. Be sure to check with your municipality and/or homeowner’s association for specific zoning setback requirements.
