Working one on one with our customers is a large part of our success at Wayne Homes. We know how important it is to create a customized, personal experience; after all, how can you create a custom, personal home without it?
That said… there are definitely some common questions that we see a lot! We talked with our team to learn what questions they hear most, so we could share the answers to those with you.
To tell you the truth it’s easier to tell you what’s not included. Basically, that is your land and anything that needs to be done to that land including adding a well and septic system or city water and sewer hookups.
Is the basement included?
Absolutely! All homes include a 12 course basement, perfect for storage or finishing off for extra family space.
Do you own or sell land?
We do not. Land costs vary widely. The local model center team has relationships with a group of preferred realtors that can help you find the area you would most like to live and provide you with estimates of land costs.
What sort of elevation pricing can I expect?
We have over 40 floor plans and each of those floor plans has two to five elevations. Our elevation prices range from less than $1,000 to over $25,000. It just depends upon what’s been added to the basic design.The higher priced ones usually include additional square footage.
What lot prep costs can I expect?
Once we know where your land is located we can provide you with estimates for these costs, either for well and septic installations or water and sewer hookups. Our Production Administrators and Customer Consultants work with you and your Field Manager to make sure all the prep work gets scheduled and completed in a timely manner … helping you get closer to dig date and eventually move in day!
Can you tell me more about Interactive floorplans?
We have a neat tool on our website called the interactive floorplan tool, which lets you customize your floorplan. When you add a feature or options, you can chat directly with our online sales team about a price range for your custom selections! It’s always best to set up an appointment with your local model center so they can give you exact pricing based on the specific location where you are planning to build.
Can you modify your floorplans?
Absolutely! That’s our specialty. We are a custom home builder and we build exactly what you want, right where you want it. Go ahead, ask us to move a wall, add a window, create the kitchen of your dreams or add a sunroom … we’ll do it. We’ll make our home completely yours.
How long will it take to build my home?
We guarantee not only that your home will be built on time, but that it will be built right. Our times of construction are typically 4 to 5 months from completing the foundation to the day you walk through the front door.
How can I finance my home?
You can finance your land and your new home into one construction loan. You can also combine these if you already own your land but still have a remaining balance. The balance owed on your land will be added into your loan. This saves you from having two separate closings and also saves money on closing costs. Make an appointment with your New Home Consultant and start from the beginning. First, select the home, then move onto the custom changes and options that you’d like to add. Second, determine how much your land will cost and the purchaser paid items (PPIs) necessary to prepare your land (well and septic, driveway, sidewalks, landscaping, etc.). Don’t worry … your New Home Consultant can give you accurate estimates for all these items.
