Hot Areas to Build in Western Pennsylvania.
We are continuing our series where we will dig into the hottest areas to build across four of the states we build in: Ohio, Western Pennsylvania, West Virginia, and Michigan. Now, we are delving into Western Pennsylvania!
When it comes to Western Pennsylvania, the options for your next home are broad and varied. It’s a large geographic area with distinct pockets, with Pittsburgh acting as the region’s main metropolitan hub. That said, there are many other areas in Western Pennsylvania that may fit your family better, and today we’re taking a look at them.
Within Pittsburgh, our expert tells us that the North Hills is a very hot area to build right now. This area covers all of Westmoreland county, all the way up to Beaver county.
These are some hot spots in Western Pennsylvania you should look into:
- North Huntingdon–A family-oriented community with a small-town feel.
- Greensburg–The county seat of Westmoreland
- Murrysville–Located 20 miles east of Pittsburgh
- Rostraver–One of Pennsylvania’s most scenic and fastest growing townships
Courtney Anderson is a local Realtor who is highly knowledgeable about Western Pennsylvania, and specifically Westmoreland County. She is one of our Preferred Realtors, and a great source of information about the area.
Here are Courtney’s top reasons for living in Westmoreland County:
1 – Schools–We have 5 districts ranking in the top 13% of the state!
2 – Jobs–It’s no surprise that the Pittsburgh region has some of the best hospitals, but did you know that health care was the number one industry for jobs here?
3 – Cost of living–Life is more affordable here. Between gas, homes, cost of food, Westmoreland County residents can make their dollar go farther there than Allegheny County.
4 – Low crime rate–It’s half the national average and safe to say you can feel pretty safe living here.
If moving to Westmoreland County is on your wish list this season, let Courtney know! She has a wealth of information, and will help guide you through each area of Westmoreland County.
Courtney says, “Westmoreland County is a great place to live thanks to the excellent schools, incredible local restaurants, wineries, and breweries, and lots of rural space. It’s the best of both worlds because there are so many additional amenities available just a short drive away.” Location is key when narrowing down where you want to live!
If you are ready to find the lot of your dreams to build on, Westmoreland County has got it…lots of it. Courtney says, “Westmoreland County is ideal for finding land to build a home on because, quite frankly, we have a ton of it, especially in comparison to nearby Allegheny County.”
As with all lots of land, you should always do your due diligence. Work with an experienced real estate agent who knows the area, can offer guidance, and can help to educate you. Talk to the municipality about zoning and setbacks, call utility companies to see what’s available, walk the land with your agent, and even meet with someone who does excavation to understand what prep work needs to go into the site to get ready for the build.
At Wayne Homes, we offer a complimentary homesite evaluation. So, when you find a lot that piques your interest, we will come–free of charge–to look at the lot and help discuss feasibility for the type of home you want to build.
