Wayne Homes offers a free site evaluation to help customers determine if a piece of land is suitable for building a Wayne home. The evaluation can help identify potential issues and additional costs that may arise during construction.

How It Works
- Meet with a New Home Consultant and choose a floor plan
- Visit a Model Home Center to select a floor plan
- A construction team member will inspect the land
- A construction team member will identify any potential issues or additional costs
- A construction team member will walk the lot with the customer and discuss next steps
What We Evaluate
- Driveways: Whether the land has access to a driveway and if it needs to be created
- Home positioning: Where/ how the home can be positioned on the lot
- Land access: Whether the lot has access to maintained roads, or if there are sharp turns or narrow access points

We know it’s not easy, and if you’ve never built a new construction home before, then you don’t necessarily know what to look for. For example, signs of excess water on the property, trees that may need to be cleared, existing or previous structures on the property that may interfere with the new home’s location, etc. Our team can also determine if the preferred floor plan would need reversed due to the layout of the lot.
Know Before You Build

When planning to build a new home, there is so much planning and preparation involved before breaking ground. One factor that can’t be entirely planned for is what may be found once excavation begins. Diligent research and information gathered ahead of time can help to mitigate the chances of unwelcome surprises due to lot conditions. The complimentary homesite evaluation paired with the expertise of a Realtor who knows the area well and/or consulting local municipalities can uncover a lot of these unexpected surprises before they become issues. This allows you to gather info about zoning requirements, such as setbacks from the road, right-of-way, or what utilities are available at the property. It is also helpful to get property records to see if there were any previous structures on the property or mines/wells located there, etc. All of this “groundwork” helps to ensure there are fewer surprises later down the road in the homebuilding journey.

- Will this home we’d like to build, work on this lot and will it be in our budget?
- What additional costs should I expect?
- Where on the lot should the home go, and do we need to consider changes to the floor plan?
