Hear from a Homeowner: Choosing a Floor Plan
The Pros Share How to Choose a Wayne Homes Floor Plan
One of the best things about Wayne Homes is our great selection of floor plans. We offer more than 50 fully customizable floor plans, so it’s easy to understand why choosing just one can seem like a daunting task. The good news is, we’ve got a team of pros ready to help you narrow down the options. And, we even have advice from one of our homeowners who shared their best tips for choosing a plan. With to this tried-and-true guidance, you’ll be designing your new home in no time.
The Wayne Homes Team’s Tips
When helping homeowners select a home, our team wants to learn more about how your family will fill the space. A home is so much more than just “3 beds, 2 baths, and a 2-car garage” – it’s learning about your family’s specific needs so that your new home works best for you.
Lauren Riehl, a New Home Consultant from our Portage location says the following.
“I investigate what they have found that works (or doesn’t work) for them in homes they’ve lived in before. Then I dive deep into the ‘why’ behind each thing that they want so that I can make sure it truly solves their need.” Lauren says she has learned that there are many ways to ask the same thing – and that there are many things one could mean by the same words. So it’s important to have an open dialog to make sure everyone is on the same page. “I strive to ensure each home we build is designed in a way that will help improve my homeowners’ lives.”
Some families come in with a specific floor plan in mind; some don’t know where to start. Our goal for both is to really break down what’s most important. Then we make sure we’re helping you select a floor plan and design a home that will work well for you and your family for years to come.
The Details That Matter Most
Every answer to these following questions helps us to better understand our homeowners’ priorities.
That helps us to know where the main focus should be in your home. Taking this information, the Wayne Homes team will create a layout and design that is custom-built to meet your specific needs.
- Where will you spend the most time in your home? Is it your office? Family room? Kitchen?
- What is the area you want to focus most on?
- Do you care more about the interior or the exterior of your new home?
- What feeling do you want to get when you walk into your new home?
- Is there a certain style of home you like most?
- What are “must-have” features – and what are luxuries on the wish list?
Brooklyn Ferry from our Pittsburgh location says this.
“I have actually sat down with my homeowners and cut and pasted prints to make their home exactly what they are looking for.” We know that sometimes the layout of a floor plan works perfectly for our homeowners. Other times, they may love aspects of a couple of different plans. Wherever the inspiration comes from, having an open dialog ensures that we can make their dream a reality. Brooklyn shares, “We have redesigned foyers to create a specific exterior style, created custom walk-in pantries, and redesigned any living space that you can think of to make the focus point exactly what the homeowner needs!”
Helping homeowners find the perfect floor plan is more than just the layout.
It’s picking a plan that reflects their needs and how they live their daily lives.
“My goals is to listen to the customers’ needs and lifestyle to guide them towards a plan that works best for their everyday needs and brings their vision to life,” says Lindsey Sharp, a New Home Consultant from our Delaware office.
Homeowners’ Helpful Hints
The best advice comes from someone who has walked in your shoes.
These helpful homeowners have gone through the Wayne Homes construction process and can tell you firsthand what it’s like choosing a floor plan.
Homeowner Nicole Kalka and her husband worked with the Pittsburgh office. They needed a four-bedroom home and discovered that Wayne Homes offers the ability to add a fourth bedroom to many of our three-bedroom floor plans.
“My husband actually picked two floor plans out, the Jamestown II and the Washington III. Both had the look we wanted but the Jamestown II had a little more bang for your buck! When meeting with Brooklyn during our visit to the Model Home Center, she mentioned how she loved that floor plan as well and that sealed the deal!”
Nicole worked with the Wayne Homes team to convert the loft upstairs to a fourth bedroom so that their kids would all have their own rooms.
“We knew we wanted all of the bedrooms upstairs. Privacy is something we wanted to maintain while still being able to have people over,” Nicole said.
They also worked with the Wayne Homes team to open the great room even more.
“Having three preteens/teenagers we knew that we needed space! That’s how we knew that opening up the flex space into the great room would provide plenty of space for family and friends to gather.”
The bottom line?
The Wayne Homes team will work collaboratively with you to find the best floor plan for your family – and to design it to best meet your needs and your budget. We have years of experience to put to work for you, so the more information you tell us, the easier it is for us to narrow down which floor plan is right for you.
